BC Insulation Rebates in 2026: A Langley Homeowner’s Calculator Guide

“Up to $5,500 in insulation rebates” is on almost every BC contractor’s website. It’s true, but it doesn’t tell you what you’ll actually get back for your house. The rebate is calculated with a simple formula, and once you know it, you can estimate your own rebate in two minutes.

This guide walks through how the BC Home Renovation Rebate works for insulation in 2026, with real-number examples for typical Langley homes.

Who runs the rebate

The Home Renovation Rebate Program is a partnership between the Province of BC (through CleanBC Better Homes), BC Hydro and FortisBC. If your home is heated by electricity, you apply through BC Hydro; if it’s heated by natural gas, through FortisBC. The rules for insulation are the same either way. Always check the current terms on BC Hydro’s insulation rebate page before you start, because programs change.

The formula: rebate = rate × R-value added × square feet

The rebate isn’t a flat amount. It depends on three things: which part of the house you insulate, how much R-value you add, and how many square feet you cover.

Area

Rate

Maximum

Attic

$0.02 × R added × sq ft

$900

Basement and crawlspace walls

$0.09 × R added × sq ft

$1,200

Exterior wall cavities

$0.09 × R added × sq ft

$1,200

Exterior wall sheathing

$0.09 × R added × sq ft

$1,200

Other areas

$0.07 × R added × sq ft

$1,000

The total for insulation can reach $5,500, and you can earn bonuses of up to $2,000 when you complete more than one eligible upgrade, such as attic and crawlspace, or insulation plus a heat pump.

Example 1: Walnut Grove attic top-up

A 1990s Walnut Grove two-storey has a 1,000 sq ft attic with about R-12 of settled insulation left. The homeowner tops it up to R-50.

  • R-value added: 50 − 12 = 38
  • Rebate: $0.02 × 38 × 1,000 = $760

That’s under the $900 attic cap. A bigger 1,400 sq ft attic with the same starting point would calculate to $1,064, so it would be capped at $900. Learn more about attic insulation.

Example 2: Brookswood crawlspace walls

An older Brookswood home has 600 sq ft of crawlspace wall with no insulation. Closed-cell spray foam adds about R-12.

  • Rebate: $0.09 × 12 × 600 = $648

Because the attic and crawlspace are separate upgrades, doing both could also qualify the homeowner for the multi-upgrade bonus. See basement and crawlspace insulation for what’s involved.

Example 3: Re-siding a Murrayville home

A homeowner re-siding 1,500 sq ft of exterior wall adds 1.5 inches of rigid foam sheathing, about R-7.5.

  • Rebate: $0.09 × 7.5 × 1,500 = $1,012.50 → about $1,013

Re-siding is the best time to add exterior insulation, because the walls are already open from the outside.

Three rules that catch people out

1. An HPCN contractor must do the work

Insulation must be installed by a member of the Home Performance Contractor Network (HPCN). Do-it-yourself insulation isn’t eligible, even if you buy exactly the same material. Ask any contractor you’re considering whether they’re an HPCN member before you sign.

2. Removal and vapour barriers aren’t rebated

The rebate pays for R-value added. Removing old insulation, installing a crawlspace vapour barrier, or air sealing on its own doesn’t add R-value, so it doesn’t earn a rebate. These jobs are often necessary, though, and the new insulation that follows does qualify.

3. You don’t need an energy audit

Many people remember the federal Greener Homes Grant, which required EnerGuide evaluations before and after. That program is closed to new applicants. The BC insulation rebate doesn’t require an energy audit; what matters is the contractor’s invoice.

What your invoice needs to show

The invoice is the core of your rebate application, so check it before you pay. It should clearly show:

  • The address where the work was done
  • Each area insulated (attic, crawlspace walls, etc.) and its square footage
  • The starting R-value and the final R-value for each area
  • The type of insulation installed
  • The contractor’s business details

A good contractor will prepare this for you. If the invoice is vague – for example, “insulation work, $3,000” – your application may be delayed or rejected.

Don’t forget heat pumps

Insulation and heat pumps are part of the same program, and BC Hydro also offers heat pump rebates for homes switching from electric heat (see BC Hydro’s heat pump rebate page). Doing insulation first can also help a contractor size the heat pump correctly, because a better-insulated house needs less heating capacity. Combining the two may also qualify you for the multi-upgrade bonus.

A quick way to estimate your rebate

Grab a tape measure and a flashlight:

  • Measure your attic floor area (roughly the footprint of your top floor).
  • Look at the depth of existing insulation. Every inch of settled fibreglass is roughly R-3.
  • Subtract that from your target (R-50 for attics) to get R added.
  • Multiply by $0.02 and the square footage, then cap at $900.

For a more precise number, Western Insulation’s insulation rebates page explains each program, and a free assessment gives you exact figures.

The bottom line

BC’s insulation rebates are real money, but they reward the R-value you add, not the job size or price. Knowing the formula helps you prioritise: attics are cheap to insulate but capped at $900, while crawlspace and wall work earns a higher rate per R-value. For most Langley homes, combining an attic top-up with crawlspace or wall insulation gives the best total return.

Quick FAQ

Can I claim the rebate if my attic already has some insulation?

Yes. The rebate is based on the R-value you add, so topping up an attic from R-12 to R-50 still qualifies. You simply earn less than someone starting from an empty attic. The contractor’s invoice must show both the starting and final R-value.

Does spray foam qualify?

Yes. Batt, loose-fill, rigid board and spray foam insulation are all eligible types. Foil-only products are not. The rate depends on where the insulation goes, not on the material.

How long does the rebate take to arrive?

Processing times vary with demand, so plan your budget as if you’ll pay the full cost up front and receive the rebate later. Submit your application promptly after the work is finished and keep copies of everything.

Can I get the rebate if I’m a landlord?

Check the current program terms for rental and multi-unit properties, because eligibility rules differ by building type. For a single detached home with a suite, the owner can usually apply.

What the numbers mean for your budget

A blown-in attic top-up in the Lower Mainland commonly runs around $1,500 to $2,450 for a 1,000 sq ft attic before rebates, according to Canadian cost guides. With a $760 rebate, the net cost drops by roughly a third to a half. Crawlspace and wall work costs more per square foot but earns a higher rebate rate, so the percentage covered can be similar. Always compare written quotes that show R-values, not just prices.
